Understanding who occupied or used the site over time helps designers honor the community’s heritage. University Avenue is part of Riverside’s historic commercial corridor, so its history reflects patterns of migration, commerce, and local identity . Acknowledging that history helps ensure new projects feel authentic and connected to place rather than imposed.





LEGAL ANALYSIS 02
The Assessor’s Parcel Numbers (APNs) serve as vital identifiers that define the legal and spatial parameters of the site. They confirm the exact parcels included in the project area, establish legal boundaries for zoning, setbacks, and easements, and provide access to ownership and land-use information. Additionally, they allow retrieval of official public records such as deeds, zoning ordinances, and land surveys necessary for project verification and compliance.
CULTURAL RESEARCH & DEMOGRAPHICS 03
Analyzing demographics such as population size, age, education, and income is essential in site design because it helps create spaces that genuinely respond to the needs, lifestyles, and aspirations of the people who will use them. Analyzing the surroundings of a site gives us a picture of the urban "fabric", showing us how all the threads of the city are woven together through urban patterns. By first mapping these patterns, such as pedestrian movement, locations of different building styles, and urban legibility; and second, analyzing how our project could relate to or emphasize them, we can determine how best to meet the current needs in the area.
